I find it hard to believe that either the Westin or Sheraton will leave the Starwood system. They both have a strong identity and success under those brands, and the properties have been invested in and well maintained and are well located.
This is my impression too. Some big cities have more than one Sheraton, so the new one would just have to invent a way to distinguish its name. Sheraton @ the Westin would be cute and informative but not the best marketing choice.
There were two Hiltons at one point. One was called the Hilton, the other was the Park Hilton. I think the one that left Hilton became the Crowne Plaza. Hyatt has the Grand Hyatt and that Hyatt Olive 8. Starwood already has W, Westin and Sheraton, so if it's another hotel in that tier group they'd have to come up with something. But I would think the existing Sheraton, which added a second tower in the past few years, would have some territorial exclusivity. Seems like it would make more business sense to flag a new hotel as a Marriott or Intercontinental rather than a second Sheraton, but who knows.
FWIW, the company that bought the property at 1903 5th also bought the Hilton Seattle earlier this year.
Seattle doesn't have a Conrad or Marriott downtown. Nor a Doubletree. Nor an Intercontinental. But 3 SPG properties.
Four, if you count the Four Points, not far from the heart of Downtown. (...and it's got "Downtown" in its name ;-) )
I had no idea we had a downtown Four Points. I tend to think it's outside of downtown if it needs to have downtown in its name. I also remembered that the Arctic Club hotel is a Doubletree now. Westin was founded in Seattle under the name Western International, so it kind of makes sense that Starwood would be dominant here. But it's kind of bizarre that Marriott has never gotten a Marriott nor a Ritz here. Four Seasons and Fairmont are both here.
